You know, as we've seen, as we've talked about, obviously shenanigans on the stock market, but those shenanigans were really just average everyday people doing the same thing that the billionaire hedge fund managers have been doing for decades. They got beaten at their own game, and now they're crying about it. They're crying for regulation. They're crying. Somebody, please come protect the poor billionaires. In fact, you had won a billionaire investor worth. I think about 3 billion Leon Cooperman who made the rounds on the media this week on media. This week's here's me. I'm nearly crying and screaming about the fact that he got beaten at his own game. Take a look at one of his clips from CNBC here.

The reason the market is doing what it's doing is people are sitting at home getting the checks from the government. Okay? And this fair share is a concept. It's just a way of attacking wealthy people. And you know, I think it's inappropriate. We're all gonna work together and pull together.

Obviously Bernie Sanders, uh, was not too happy about Mr. Cooperman's appearance here and him yelling and screaming about the fact that again, these people did nothing illegal. They only did what hedge fund managers typically do to make a bunch of money. And so here's what Bernie Sanders tweeted out on Thursday evening in response to these clips, he said, Oh, look, another billionaire is mad that he might have to pay more taxes while children in America go hungry and veterans sleep on the street, cry me a river. Yes, we will make wall street billionaires, pay their fair share of taxes and create an economy that works for all of us.

Bernie is right. Bernie is usually right on these matters by the way. And this is obscene. What we are seeing this week. What has unfolded with this whole game? Stop stock, a fiasco fiasco for billionaires, not for average people, um, is obscene. The Robin hood app is now being sued in a class action lawsuit for not only shutting these people down, not letting them trade, but then automatically selling off their shares so that they couldn't play the game anymore. You don't get to gamble at the wall street casino anymore because you made too much money. You did what these guys do, but we really only allow rich people to do that. So Robin hood is being sued. Billionaires have lost a ton of money that don't worry. They're probably gonna make it all back. And if they don't, I'm sure Congress will come up with a nice big bailout for them.

But the fact of the matter is that wall street was exposed this week. And Bernie Sanders in his, uh, taunting, there is right Crimea river jerks. Y'all have been doing this for years, screwing over, not just regular people, but screwing over the companies too. When you short sell their stocks and do all these shenanigans, driving their price artificially low than driving it artificially high, that creates nothing, no material benefit for the companies who become the victims to these little schemes, which isn't that supposed to be the whole point of the stock market, right? You go public with your stock so that you can get money, raise capital to do great things with your company. Yeah. That ain't happening anymore. That's not a thing let's get that thought out of our heads. Instead. Let's think about what Bernie Sanders went on to discuss. And his, uh, uh, manager came on to discuss is the fact that wall street gets to do all this.

And there's no transaction taxes on them. If we instituted a transaction tax on wall street trades, which is what Bernie Sanders advocated for during his primary, um, that would raise 2.4 trillion over the next 10 years. So 240 billion a year, that's enough to make public colleges in the United States, free for anyone and eliminate all student loan debt in this country. But instead we let billionaires use it to gamble at their wall street casino. So yeah, Bernie is right to be off Bernie's right to mock these individuals. And we're never going to be a part of their club. So I don't understand why some people out there are sticking up for them.

I know what you mean. Paper sounds good and look good. But stock market and investment makes you feel good . Money is not in your pocket until the investment is sold and income taxable like 33 percent too . Too much debt. And better to pay off house ASAP and then investment ( using mortgage pymt to buy investments stocks or etc) if Mkt goes down I don’t have to worry bank come repo my house ! A bird in the hand is worth more than two in the bush. What you are saying theoretically makes sense. However, I would not recommend to anyone to invest in the stock market. It is overvalued. Stock markets go up and they come down hard, and they take a while to go back up again. If you are a young person, maybe you can withstand this, but if you are older person, this is going to hurt a lot. Sometimes it makes more sense to not try to hit a home run every time up at bat. Slow and steady. Pay off that mortgage. Saving money is the same as making money when you do it properly. And yes you would be creating a foundation by paying that mortgage off as soon as possible. Because opportunities come and go. There are strategies where you can pay that mortgage off, a 30-year mortgage in less than 5 years. That will saved you a ton in interest payments. So I'm not saying what he is saying is completely wrong, it is right, if it pans out that way. There is no guarantee in any investment. But you owe it to yourself to be as savvy as possible about all investments.

Although I don't disagree with the numbers there are a few fundamental flaws. One, the numbers aren't all that matter. Markets and housing prices tend to turn downward together, as well as the job market. A house that is underwater is one of the biggest threats you can put your family in. You do need to invest while you still have a mortgage to begin compounding and to get the higher rate of return on average; however, after you've reached a healthy level of investing you can take the remainder and pay off house. Two, having a paid off house will allow you to invest over 30% of your income into retirement without having any debt what so ever. Simply put, I would rather have a paid off house by 45 and huge amounts of income available to invest after than carry the debt till 65. When you pay off the house your threat of a market correction right when you are trying to retire is lower, and you don't need nearly the emergency fund so you can withstand any job changes, layoffs, etc. without threating your family or marriage (huge wealth killers). And 3, if you pay off your house early than you only need to carry term life insurance because your family wont loose the house that is paid off, instead of expensive whole life.

If you are already maxing out 401k, IRA, 529 and HSA seems like paying off early would be a great hedge. But personal finance is 90% personal and 10% finance.

I have never been to a insurance seminar without hearing them tell several stories about how heroic their product is. Pay cash, insure yourself when you can, keep your money, be free.

I had this scenario, but my mortgage rate at the time was closer to 6%, not today’s rates, so I paid off the mortgage. Additionally, no investment is guaranteed, so I would advise heavily to pay off the mortgage.

There's definitely a difference between 'on-paper' facts and real life (I liked your outro). One becomes less employable as they get older, so is nice to be mortgage free (esp in 60's and later). I have this internal debate all the time. While, the math says invest (get a higher return then paying of a low interest mortgage), the peace of mind from no debt is yelling at me to pay off my house. I have done a bit of a hybrid, but I do lean towards paying off debt.

One thing that wasn't taken into account is the amortization schedule associated with a home. When you look at how much interest you're paying in the first 5 years it becomes a no brainer (imho) to pay off your home.

Also I think it is important to look at interest rates if your at 7 to 9% like in the 70s it would make more sense to pay down the mortage. But at the 3% today your mortgage interest is barely outpacing inflation and so financially your seeing very little incentive to pay it of early, as with time inflation can eat away at the debt.

This is my strategy... I’m investing 15% of my gross income, plus 4% employer match. I’m going to buy a house with 20% down and 15 year mortgage. Each month I will make a mortgage payment and anything left over will go into an account. After six months I will either take that extra money from each month and make a large principal payment. Or if there is a great investment opportunity, I have cash to take it. Start over every six months.

Marko, love your content- keep it up. I struggle with this "pay off the mortgage dilemma" every day. I have another angle on this I wanted to bring up, something I rarely see get mentioned: You indicated that the Stock Market goes up on average 7% a year. What you didn't mention is that single family homes generally appreciate each year at around 3%. So wouldn't it be more accurate to say that buy paying off your mortgage is closer to 6% return (assuming 3% interest on the loan and 3% of appreciation). If you concur with me, paying off your house is a 6% return vs a 7% return for investing in stocks. That 1% difference is absolutely inconsequential to me when I further attempt to put a value on peace of mind and cost of risk. I'm very hopeful that you take a moment to read this and respond thoughtfully. I have struggled with this for a long time and would really appreciate your thoughts on this.

In my country Thailand, average int. Around 5-6% for mortgage for 20s/30s years. If you want to keep the int. Low to 3-4% (2.5% deal you mention is best deal once or twice a year with limited time and for upper class salary in some case) you have to refinance every 3 year which each time you have to pay refinance contract fee for 1% of the value of debt to government. That’s mean I have to pay 1% of my debt for nothing every 3 year and still get cost of finance around 3-4% which is not that low. Comparing stock market return in my country is very fluctuated even though it was avg. 10% return in 10 years. It is going to make my heart attacked in a way to 10 years absolutely.

However, most people are emotional beings though, and will more than likely panic and sell off their equities portfolio as the market approaches the bottom of a recession, which is typically a 40% dip from the high, and doing this obviously kills your ROI assumption of 7% annually (the annual return from the S&P from Dec 1998 to Dec 2009 was roughly 0%, imagine if you just paid off your home!. Many people cashed out in 2008, only to be burned as the market fully rebounded by 2013-2014). Taking out more debt from your home is smart but usually only for those with enough risk capital and free cash flow to pay their monthly bills and some emergencies. Really depends on whether you have the ability to take the risk, In my honest opinion, people these days are overly enamored by market returns and quickly forget 2008.

I just had a past due collections appear on my credit report from 5 years ago. I knew nothing about it. I called the credit collections company and paid the debt. I I called the collections company and they said "no" that's up to credit bureau. I just called Transunion again and they said it was no longer on report. Experian won't answer their phone so went online, all effort to correct this was proven abortive and I needed to do this fast for me to qualify for a house mortgage. Few weeks ago I came across this credit coach Jack who many had recommended how he had helped them with their credit score. I contacted him via his working email address[[email protected]] and asked if he could help me. He answered boldly 'YES' and explained to me in detail the whole process. I gave him a try to my greatest surprise he did an amazing job. My score has been boosted to 787 on average across all bureaus and all 3 items were removed. Thanks John..

So glad I watched this sooner rather than later. I've heard arguments but never really looked into the debate until now. Me and my wife are in the process of buying a home (hoping to close in a few weeks) and she really wants to dump money into the mortgage payment to pay off early.
